This scenic home is in Chester Springs, West Pikeland Township, in Chester County, Pennsylvania. On this project, we collaborated with another trusted builder to bring a new construction addition to life, as well as complement the existing home. The new construction roof received a CertainTeed roof system with CertainTeed Landmark Weather Wood asphalt shingles, James Hardie 6-1/4” (7” Exposure) Cedarmill Neptune Blue/ Boothbay Blue with Azek trim boards and premade corner posts. All rakes and fascia boards were capped in .019 Colonial White Aluminum and installed using color match trim nails. In the new construction locations, soffit received CertainTeed 3-1/3” Invisinet, Colonial White. All electrical disconnects and exterior penetrations received custom Azek 5/4” mounting blocks. All Azek was installed using cortex screws and Azek plugs.
To start the project, the entire new construction roof received CertainTeed WinterGuard Ice and water shield on all eaves, valleys, and roof penetrations. We then installed CertainTeed RoofRunner on the sheathing, using chisel point staples. All new white aluminum 4-1/2” Drip edge was installed in all rake and fascia sections of the new roof system. Aluminum 6” x 8” aluminum step flashing was installed along the roof lines where roof and walls tie into the existing home. A custom bent piece of metal was installed along the existing back wall and flashed with flashing tape, in preparation for eventual Hardie. This was followed by CertainTeed Landmark asphalt shingle installation, using 1-1/2” roofing coil nails. 12” Filtered Ridge Vent was then installed using roofing hand nails with Shadow Ridge directly on top.
Once the roof was completed, we began to prepare for James Hardie lap siding installation. Each electrical disconnect and exterior wall penetration received a mounting block with a custom drip cap, around the addition. Once completed, we installed the remainder of outside corner posts, installed Hardie wrap over exposed wood, and then began Hardie installation on the left side of the addition. Hardie was installed at a 5” exposure and all cut edges were sealed with color matching touch-up paint. Following installation to these walls, color match caulk was used to seal transitions between Hardie and PVC. Alongside Hardie installation, flashing details were installed on the backside, where the new deck will eventually be. Ice & Water was installed along the bottom portion of Zip wall and over the masonry, about an inch. A drip cap for the eventual ledger board was installed, followed by a PVC transition piece (which was also flashed properly). We also made sure to leave 1” for the thickness of deck boards to be installed. Hardie installation to the back wall was then started.
The cut edges were sealed with color matching touch-up paint and Hardie was cleaned. Transitions from Hardie to PVC were then all sealed properly with color match caulk. Following completion of the great room back wall, we continued to install deck flashing details. Once again, Ice & Water was installed along the bottom portion of Zip wall and over the masonry. A drip cap for the eventual ledger board was installed, followed by a PVC transition piece. After this deck detail was completed, we continued to install PVC inside and outside corners and PVC trim around doors within masonry. The doors within masonry were completely sealed with flashing tape and drip caps.
Once all the Hardie siding and roofing details were completed on the new addition, we carefully removed the existing chimney cap. We laid a wet bed of concrete on the upper brick perimeter of the chimney and carefully leveled a new piece of 2” slate directly on top. This gave the chimney a fresh, modern, sleek look! The project turned out perfect and another happy builder and customer!
