Our team of professional roofers had the opportunity to replace the roof on this beautiful garage in the heart of Malvern Borough located in Chester County, Pennsylvania. This was a fun project to be a part of since there were multiple types of roofing being replaced and the existing copper valleys and flashings were being reused. We think the result turned out fabulous!
Removing an existing roof is not a very clean or easy task. It’s a job for an experienced residential roofing contractor. To protect the existing home, we use heavy-duty tarps to protect the landscape and plywood to protect existing decks, windows, and mechanical units before removal. We first removed the Ethylene Propylene Diene Monomer (EPDM for short) synthetic rubber roofing membrane and the insulation board down to the existing roof sheathing. A thorough sheathing was performed, and rot was found along the eaves of the roof. After we removed the rotten sheathing there was more rot exposed. In this scenario, the fascia had rotted, and the rafter tails were rotten as well. We sistered in new rafter tails and installed new ½” CDX plywood sheathing as needed. After the repairs were made, we installed the new EPDM rubber roofing system.
New half-inch insulation was installed over the roof deck and secured using coated screws and plates. Upon completion of the insulation install, .060 EPDM rubber roofing was adhered to it. It is important to apply adhesive to both the insulation and the EPDM to form a great bond between them. An aluminum drip edge was installed around the perimeter of the roof to promote positive drainage. All factory EPDM accessories such as primers, cover strip, seam tape, pipe collars, and sealants were installed to complete the roofing system.
After the EPDM roofing areas were completed, it was time to start the removal of the asphalt roofing sections. The landscape and the home were protected again with heavy-duty tarps and plywood before removal. The asphalt shingles were removed down to the existing sheathing and an inspection was performed. Since we were reusing the existing copper valleys and flashings, we inspected them as well. Everything looked good so it was time for the CertainTeed Integrity Roofing System to be installed.
CetainTeed Winterguard was the first thing installed on all eaves, valleys, and around all penetrations in the roofing areas. Winterguard is a self-sealing membrane that helps protect against ice damming and leaks. After the Winterguard installation was done, we filled the remaining roofing areas using CertainTeed Roof Runner synthetic felt paper. Next up for this Chester Count roof repair, we installed CertainTeed Swiftstart starter shingles on all eaves and rakes along with the aluminum drip edge. CertainTeed Landmark shingles in the color Weathered Wood were installed over all the previous detail work.
The overall outcome of the project was fantastic. Our client was extremely pleased with the workmanship and attention to detail. We are looking forward to working with them on any future projects!
