Our team performed stucco remediation and other exterior services on this spectacular Chester County home located in Devon, Pennsylvania. In addition to stucco remediation, the services included the installation of new James Hardie fiber cement siding, and Marvin Elevate Cottage Style windows. We also completed a grading overhaul, new landscaping, 6-inch K-style gutters with 3x4-inch downspouts, and a newly refined underground drainage system that ties into the new downspouts. We installed James Hardie Statement Collection Cedarmill fiber cement siding with all Azek Trim board transitions, Azek window trim with Azek Historic Sills. The new siding is James Hardie Statement Collection in Night Grey, and it is absolutely stunning on this home. Each James Hardie plank has a baked-on paint finish along with a realistic Cedarmill pattern, that mimics the look of painted cedar board.
In preparation for stucco remediation, exterior valuables were relocated to a safe, and existing light fixtures were detached and stored in a safe location. Then we began to protect the landscape and gardens with sheathing, tarps, and larger plants and bushes received trash cans (to temporarily protect from eventual stucco remediation). Carefully, we ground manageable squares into the stucco and gently pried these stucco squares off the wall. One wall was remediated at a time and once fully removed, a structural integrity/ sheathing inspection was performed. In areas where sheathing deteriorated, we made the homeowner aware and performed the necessary repairs on a time and material basis. Deteriorated ½" CDX sheathing was installed in locations that were deteriorated.
Once necessary ½" CDX Sheathing repairs were completed, we began to install our flashing details with custom aluminum and flashing tape. One by one, existing home windows were removed from their designated rough openings and the openings were inspected. All rough openings on this home were in great shape and didn’t require additional framing. New windows received custom sill pans, flashing tape around the entire perimeter, and custom aluminum drip caps, to assure watertight seals throughout. Interior voids, behind interior trim, received spray foam to properly insulate each new unit. The existing interior trim was carefully reinstalled and sealed throughout with painter’s caulk and interior finish nails.
Then we prepared the exterior walls for James Hardie fiber cement. Hardie House Wrap was installed over the entire exterior sheathing/Celotex and installed with cap fasteners. All seams within Hardie Wrap were sealed and adhered with Hardie Seam Tape. Custom bent aluminum flashings were hand nailed to transitions around the home, before installing transitional Azek trim boards. All transitional Azek trim boards were also outfitted with custom aluminum flashings. Each transitional Azek trim board was also flashed with Tyvek flashing tape and then James Hardie Night Grey 8-1/4” fiber cement siding was installed at a 7” exposure. All James Hardie siding was properly flashed with aluminum at butt joints, and all cut edges were sealed with color match paint or caulk. Miscellaneous repairs were made around the exterior of the home, as these homeowners decided not to have us install new rakes and fascias with Azek (PVC) trim boards. Deteriorated, water infiltrated, returns, and water tables were removed and replaced with Azek sheet goods and fastened with cortex screws and plugs. Various locations also received exterior wood filler and bonding agent.
After we installed the James Hardie fiber cement siding, we carefully removed existing the 5-inch K-style gutters and 2x3-inch downspouts from around the home. New 6-inch K-style gutters were installed using hidden hangers and fasteners, every 24 inches, and screwed into the fascia and rafter tails. New 3x4 inch downspouts were installed, using zip screws, and tied into new underground drainage with 3x4 inch PVC downspout adapters.
